The role of Maintenance Porter at Universal Parking is a vital position that supports the smooth operation and upkeep of parking facilities. This full-time role features a consistent schedule of 40 hours per week, specifically from 8:00 AM to 4:00 PM, Thursday through Monday, with Tuesdays and Wednesdays off. The Maintenance Porter is responsible for various maintenance and operational tasks aimed at maintaining the functionality and appearance of the parking decks and associated equipment. This position requires a flexible approach, as the Maintenance Porter will provide support to multiple nearby properties, requiring some travel with mileage reimbursement offered. While mechanical knowledge or inclination is preferred, Universal Parking offers comprehensive training on all location-specific equipment including entry and exit gates, scan-to-pay devices, ticket dispensers, scanners, and private access systems to ensure successful onboarding and ongoing competence.
The Maintenance Porter undertakes essential facility maintenance duties such as general repair of gate equipment including addressing malfunctions, performing equipment resets, and calibrations. The role also encompasses routine inspections to identify and recommend necessary repairs or servicing, upkeep of parking deck cleanliness and safety indicators like painted traffic lines and directional markings. Customer service is a significant component, involving courteous assistance to customers, handling general parking inquiries, and explaining parking procedures and agreements. Operational responsibilities extend to issuing parking violations and applying vehicle immobilization devices when necessary, as well as maintaining cleanliness by emptying trash receptacles, cleaning elevators and high-traffic areas, and conducting floor walkthroughs to monitor overall facility conditions. This position demands a proactive attitude, mechanical aptitude, and excellent communication skills to effectively collaborate with team members, supervisors, and customers to uphold Universal Parking’s high standards.

Job Requirements
- At least 18 years of age
- Excellent customer service and communication skills
- Willingness to travel between assigned locations approximately seven minutes driving time
- Ability to perform physical tasks including maintenance and cleaning duties
- Availability to work full-time schedule Thursday through Monday 8 AM to 4 PM
- Mechanical knowledge or inclination preferred but not required
- Ability to follow safety protocols and company policies
Job Qualifications
- At least 18 years of age
- Excellent customer service and communication skills
- General maintenance and equipment repair experience preferred
Job Duties
- Perform general repair and maintenance of gate equipment as needed including addressing broken gates equipment resets and basic calibration
- Perform general maintenance and upkeep of the parking deck and surrounding areas
- Conduct routine inspections of equipment and facilities and recommend necessary repairs or service
- Coordinate and assist with scheduled repair and maintenance projects
- Ensure all parking equipment and machines are functioning properly
- Operate garage sweeping equipment to maintain cleanliness of ramps and driving surfaces subject to location
- Paint traffic lines directional markings and safety indicators as required
- Provide courteous assistance to customers and respond to general parking inquiries
- Explain parking procedures agreements and facility information to prospective or current parkers
- Issue parking violations and apply vehicle immobilization devices booting for illegally parked vehicles subject to location policy
- Empty and clean trash receptacles throughout the facility
- Clean and wipe down elevator interiors entrances exits and high-traffic wall areas
- Conduct routine floor walks to maintain overall cleanliness and identify operational issues
