- at least one year of related experience preferred
- ability to perform physical labor lifting 25+ pounds
- ability to understand and follow instructions
- basic skills with hand tools
- knowledge of safety procedures
- must maintain professionalism
- may require provision of own industry-specific tools
Job Qualifications
- High school diploma or GED preferred
- at least one year of experience in maintenance or similar duties
- excellent communication and organizational skills
- prior make-ready work at residential properties
- familiarity with housing laws and regulations
- ability to use basic hand tools
- capable of basic electrical, plumbing, painting, carpentry and landscaping tasks
- knowledge of safety procedures
- ability to assess repairs
- physical ability to lift 25+ pounds
- certified pool operator or willingness to obtain certification
Job Duties
- Receives make-ready assignments
- gathers tools, equipment and supplies for apartment preparation
- trashes out units and obtains move-out form approval
- confirms with supervisor items to discard
- evaluates flooring condition and performs shampooing or replacement
- checks HVAC, water heaters, appliances and makes minor repairs
- paints interiors and occasionally exteriors
- polishes woodwork and repairs walls
- replaces baseboards and trim
- re-keys locks
- responds to service calls and after-hours duties
- performs pool maintenance and landscaping
- picks up grounds daily and waters plants
- empties trash cans and cleans pool areas
- sweeps common areas
- maintains pool chemical levels
- informs supervisors of mechanical issues
- distributes newsletters and resident notices
- suggests preventative maintenance
- maintains positive relations with residents and coworkers
- ensures safe work practices
- represents company professionally
- performs other related duties
