The Maintenance Make Ready, Porter, Groundskeeper role at Lynd Management Group is vital to the upkeep and appearance of multifamily housing properties. Reporting directly to the Property Manager and Maintenance Supervisor, the individual hired for this position plays a crucial role in preparing vacant apartments for new tenancy, ensuring that each unit is clean, functional, and presentable for prospective residents. This position requires a blend of skills including light carpentry, painting, minor electrical and plumbing repairs, carpet and vinyl maintenance, as well as landscaping and pool upkeep. Additionally, the role involves portering duties such as trash disposal and general property upkeep to maintain the community's curb appeal and resident satisfaction.

Job Requirements

Job Qualifications

  • High school diploma or GED preferred
  • at least one year of experience in maintenance or similar duties

  • prior make-ready work at residential properties
  • familiarity with housing laws and regulations
  • ability to use basic hand tools
  • capable of basic electrical, plumbing, painting, carpentry and landscaping tasks
  • knowledge of safety procedures

  • certified pool operator or willingness to obtain certification

Job Duties

  • Receives make-ready assignments
  • gathers tools, equipment and supplies for apartment preparation
  • trashes out units and obtains move-out form approval
  • confirms with supervisor items to discard
  • evaluates flooring condition and performs shampooing or replacement
  • checks HVAC, water heaters, appliances and makes minor repairs
  • paints interiors and occasionally exteriors
  • polishes woodwork and repairs walls
  • replaces baseboards and trim
  • re-keys locks
  • responds to service calls and after-hours duties
  • performs pool maintenance and landscaping
  • picks up grounds daily and waters plants
  • empties trash cans and cleans pool areas
  • sweeps common areas
  • maintains pool chemical levels
  • informs supervisors of mechanical issues
  • distributes newsletters and resident notices
  • suggests preventative maintenance
  • maintains positive relations with residents and coworkers
  • ensures safe work practices
  • represents company professionally
  • performs other related duties
