The role of Maintenance Custodian is essential to maintaining the safety, cleanliness, and overall condition of the residential communities managed by Associa. This position focuses on the upkeep and maintenance of community facilities, ensuring that residents enjoy a well-maintained and visually appealing living environment. The Maintenance Custodian will be based in one of Associa's beautiful communities in Doral, FL, and will work primarily Monday through Friday, with weekend duties as needed. As a Maintenance Custodian, you will perform routine cleaning and maintenance tasks such as cleaning windows, doors, walls, floors, gutters, and drains, as well as performing general upkeep to preserve the integrity and appearance of community buildings.
In addition to routine maintenance tasks, you will operate cleaning equipment such as power washers and adhere to safety regulations and standards, including OSHA safety requirements and local governmental safety protocols. Your role plays a pivotal part in enhancing residents' quality of life and protecting the value of the community properties. Job Requirements
- must be able to communicate effectively with internal and external customers and clients
- knowledge of general maintenance cleaning procedures including power washer, windows, screens, floors, carpeting, safety, required reporting and regulations
- knowledge of OSHA worksite and personal safety requirements
- knowledge of state or local governmental safety requirements
- ability to safely operate, climb and perform work on ladders (1-2 stories) up to 24-28 feet
- must be able to lift and carry up to 20 pounds on a frequent basis
- 3 to 5 years of directly related or closely related experience

- knowledge of general maintenance cleaning procedures including power washer operation
- understanding of safety requirements including OSHA and local governmental regulations
- ability to operate cleaning equipment safely
- ability to communicate effectively with customers and team members
- physical ability to lift and carry up to 20 pounds frequently
Job Duties
- perform routine upkeep and cleaning of facilities to ensure appearance and condition of buildings do not deteriorate
- perform maintenance cleaning at communal facilities to ensure community buildings are properly maintained
- clean building fixtures including windows, doors, screens, walls, floors, gutters, and drains
- operate and perform routine maintenance cleanings and upkeep as needed
- communicate effectively with internal and external customers and clients
- safely operate and climb ladders up to 24-28 feet
- comply with OSHA and local safety regulations
