This role is focused on a leasing position at a midrise property currently in the lease-up stage with 259 units. The primary responsibility is to coordinate the community's marketing, leasing, and renewal strategies aimed at achieving occupancy, revenue, and resident retention goals. This entails managing the full leasing process from greeting and qualifying prospects to ensuring their smooth move-in and lease signing. The role also includes important marketing duties such as designing and implementing resident referral and employer outreach programs, utilizing internet marketing platforms like Craigslist and Facebook, and employing property management software such as OneSite or Yardi. The candidate will be instrumental in maintaining community standards for show units and the marketing corridor, as well as engaging with residents and prospects to confirm satisfaction and secure lease renewals.

This position demands physical stamina since incumbents need to be able to stand, walk, sit for extended periods, bend, stoop, climb ladders, and carry objects up to 25 pounds independently and 50 pounds with assistance. The working conditions include exposure to all weather elements, and flexibility is required for working evenings, weekends, holidays, and rotating weekend schedules. The hourly pay range for this position is between $17.00 and $19.00, with additional compensation possibilities such as weekly, monthly, quarterly, or annual bonuses depending on individual and company performance.

Job Requirements

  • Must have all licenses and/or certifications required by state and local jurisdictions
  • Must have a valid driver’s license to operate a golf cart on property

Job Qualifications

  • High school diploma or equivalent
  • Previous leasing or sales experience in a residential community preferred
  • Strong customer service and communication skills
  • Experience using property management software such as OneSite or Yardi preferred
  • Knowledge of local rental market and competitor conditions
  • Ability to work well both independently and as part of a team
  • Attention to detail and strong organizational skills

Job Duties

  • Perform all sales and leasing activities to achieve community revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, and criminal background checks, preparing lease and move-in packages, ensuring smooth resident move-in and lease signing
  • Inspect apartments prior to move-in to ensure move-in ready condition and schedule maintenance as needed
  • Stay informed about market and competitor conditions to develop and implement marketing plans and goals to sustain occupancy, follow policies related to concessions and other programs
  • Design and execute marketing activities including resident referral and employer outreach programs, use internet marketing tools such as Craigslist and Facebook, and follow community-specific marketing plans and special programs
  • Use property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic information
  • Ensure community and show units meet company standards by inspecting marketing corridor and leasing tour areas, communicating upkeep needs with maintenance team, merchandising show units and amenities, and preparing leasing office daily
  • Follow-up with prospects and new residents to ensure satisfaction and finalize lease or renewal decisions
  • Execute lease renewal program activities including preparing renewal letters and packages, contacting renewing residents, and ensuring lease documents are signed on time
  • Respond promptly and courteously to resident and client/owner concerns, solve problems, and document or convey requests appropriately
