As part of its growth strategy, HHM Hotels seeks a skilled Project Manager for Hotel Development based in Philadelphia to oversee a slate of East Coast hotel renovation and repositioning projects. This role is pivotal in driving projects from concept through closeout, managing daily site operations while maintaining alignment with brand, ownership, and operational goals. This high-visibility position demands a combination of technical expertise in construction project management, leadership in managing stakeholders, and hands-on involvement on active job sites.

The successful candidate will lead project execution, coordinating design, procurement, budgeting, scheduling, and quality control efforts to ensure projects are delivered on time and within budget. Responsibilities include directing site meetings, coordinating with contractors, analyzing construction documents, and maintaining close communication with internal and external partners such as interior designers, architects, procurement agents, and ownership groups. The role requires rigorous financial management, including budget development, invoice review, cash flow tracking, and change order management to safeguard the project's financial health.

In addition to project management duties, the role entails frequent site visits throughout the East Coast portfolio to monitor progress and uphold HHM's sustainability practices and quality standards. This individual will be the primary liaison for regulatory coordination, ensuring adherence to permitting and inspection requirements. Given the diverse and complex nature of projects, superior communication skills and advanced proficiency in software tools such as Excel and project management platforms are essential.

Travel along the East Coast is a routine aspect of this role, requiring adaptability and physical capability to navigate site conditions. The position offers a unique opportunity for growth with a defined path to Senior Project Manager and Director of Development roles. Job Requirements

  • 3+ years of experience managing construction projects, with direct responsibility for hotel renovations
  • Proven track record managing full project lifecycles including design coordination, procurement oversight, scheduling, and GC management
  • Bachelor’s degree in Architecture, Engineering, Construction Management, or related field, or equivalent experience
  • Strong understanding of construction sequencing, materials, estimating principles, budgeting, and ADA and building code compliance
  • Experience working with developers, architecture/design firms, procurement teams, and construction companies
  • Ability to communicate with clarity and confidence, both in writing and verbally
  • Advanced proficiency with Excel, project management software,and plan review tools

Job Qualifications

  • Bachelor’s degree in Architecture, Engineering, Construction Management, or related field, or equivalent experience
  • Proven ability to manage hotel renovation projects from start to finish
  • Experience coordinating design, procurement, scheduling, and contractor teams effectively
  • Strong knowledge of construction documents, brand standards, and project financial management
  • Familiarity with local building codes, permitting processes, and sustainability practices
  • Excellent communication and interpersonal skills
  • Proficiency in project management tools and Microsoft Excel

Job Duties

  • Lead hotel renovation and capital improvement projects from planning through turnover, ensuring alignment with brand standards, operational needs, and ownership goals
  • Direct daily project oversight including site meetings, punchlisting, coordination with contractors, and schedule monitoring
  • Review, analyze, and interpret construction drawings, specifications, and design intent to ensure feasibility and cost alignment, consistent with HHM’s development methodology
  • Serve as the primary liaison between interior designers, architects, procurement agents, and ownership throughout the design and FF&E process
  • Coordinate purchasing agent orders, shop drawings, material approvals, and logistics to ensure alignment with construction schedules
  • Maintain current knowledge of brand standards across HHM's core franchise partners
  • Develop, manage, and reconcile project budgets in collaboration with internal stakeholders
  • Review contractor and consultant invoices, payment applications, and change orders for accuracy and compliance with contract documents
  • Track spend-to-date, cash flow needs, and overall project financial health with precision
  • Build and maintain project schedules, identifying risks early and driving solutions to keep timelines intact
  • Provide consistent updates to senior leadership, operations, asset management, and ownership groups
  • Lead coordination with local officials, inspectors, and permitting authorities as required
  • Conduct regular site visits across the East Coast portfolio to oversee progress, ensure quality, and confirm adherence to drawings, specifications, and safety standards
  • Uphold HHM’s sustainability practices throughout project execution where applicable
