The Maintenance Technician role at Greystar is pivotal in ensuring the physical upkeep and appearance of the residential communities they manage. This position is charged with maintaining the grounds, amenities, and overall curb appeal, contributing to a safe, clean, and inviting environment. Responsibilities include regular inspections for cleanliness, removing litter and debris, maintaining storage and vacant apartments, supporting service teams with minor repairs, and assisting in turn processes. The technician also handles lock changes, safety checks for pool gates, and distribution of communications to residents. Beyond physical tasks, this role requires excellent customer service skills to interact respectfully with residents and respond promptly to maintenance concerns. The role demands adherence to safety protocols and participation in training programs ensuring compliance with OSHA and other safety regulations. A valid driver's license is necessary to operate golf carts on property, and physical demands include the ability to stand or walk for long periods, work in various weather conditions, and perform tasks requiring lifting and maneuvering of items up to 50 pounds with assistance.

The position offers an hourly wage range of $17.00 to $19.00, with additional compensation opportunities based on individual and company performance, including bonuses for onsite property roles. Job Requirements

  • High school diploma or equivalent
  • Valid driver's license
  • Ability to perform physical tasks such as standing, walking, bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas
  • Ability to work outdoors in all weather conditions
  • Ability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance
  • Ability to work a flexible schedule including evenings, weekends, and holidays
  • Must be able to operate a golf cart on property
  • Willingness to travel occasionally to assist other properties or attend training
  • Strong safety awareness and compliance with company policies and OSHA regulations

Job Qualifications

  • Previous experience in property maintenance or related field preferred
  • Basic knowledge of maintenance and repair procedures
  • Ability to perform physical tasks such as lifting up to 50 pounds, climbing ladders, bending, and working in various weather conditions

  • Reliable and flexible work schedule including availability for on-call duties during evenings, weekends, and holidays

Job Duties

  • Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
  • Remove trash and remaining items from vacant apartments prior to starting the make-ready process, transfer trash to dumpster or storage area as applicable, and clean and maintain storage areas
  • Complete assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assist the make-ready specialist in the turn process
  • Change all locks in accordance with the property's policy and ensure gates to all pool areas are working according to codes and safety standards
  • Distribute notices and communications to residents as necessary
  • Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
  • Demonstrate customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
  • Comply with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately
