The Groundskeeper/Porter position at Iconic on Alvarado (Student Living) in San Diego, California, is an essential role within the property management team. This full-time position offers a competitive hourly wage ranging from 20 to 22 dollars, reflecting the responsibilities and skills required. The Groundskeeper/Porter is responsible for maintaining the physical aspects of the community, ensuring that all grounds, amenities, and common areas are clean, safe, and welcoming at all times.

This role requires daily inspections of the community to remove litter, debris, and pet waste, alongside routine maintenance tasks such as trash removal from vacant apartments and cleaning of storage areas. The Groundskeeper/Porter supports the maintenance team by completing minor service requests and assisting in apartment turnovers, making sure that residences are prepared for new tenants promptly and efficiently.

Additional duties include changing locks as per property policy, securing gates at pools to meet safety standards, distributing resident communications, and identifying potential hazards to promote a safe community environment. The position also demands strong customer service skills, as the Groundskeeper/Porter interacts directly with residents, addressing questions and responding to concerns with professionalism and respect.

Safety is a critical aspect of the role. Employees are required to adhere to Greystar’s safety and risk management protocols, participate in routine safety meetings, and complete mandatory training, including OSHA compliance. A valid driver’s license is necessary, particularly for operating golf carts on property, which are regularly used to facilitate community maintenance and inspections.

Job Requirements

Job Duties

  • Inspects the community throughout the day to remove litter, debris, and pet droppings
  • Ensures all common areas and amenities are neat and free of litter at all times
  • Removes trash and remaining items from vacant apartments prior to make-ready process
  • Transfers trash to dumpster or storage area
  • Cleans and maintains storage areas
  • Completes minor and routine service requests
  • Assists make-ready specialist in apartment turn process
  • Changes all locks in accordance with property policy
  • Ensures gates to pool areas comply with safety codes and standards
  • Distributes notices and communications to residents
  • Reports hazards or dangerous situations to supervisors
  • Demonstrates customer service skills by interacting respectfully with residents
  • Complies with safety and risk-management policies
  • Attends and participates in safety meetings
  • Completes OSHA and safety-related training
  • Reports accidents and incidents promptly and accurately
