The Maintenance Technician role at Greystar is a critical position focused on ensuring that the physical aspects of the property community are well-maintained, visually appealing, and compliant with safety standards. This role supports the service team by maintaining the grounds, amenities, and overall curb appeal of the property. Responsibilities include conducting thorough inspections throughout the day to keep the community clean and safe by removing litter, debris, and pet droppings. The Maintenance Technician also handles the removal of trash from vacant apartments before the make-ready process begins, assists with minor maintenance and routine service requests, and works collaboratively with the make-ready specialist to prepare apartments for new residents. Lock changes and security checks on pool gates form part of the responsibilities to maintain safety and compliance. This position also demands effective communication with residents through the distribution of notices and prompt response to maintenance-related concerns and complaints.

The Maintenance Technician is expected to actively participate in safety meetings, complete OSHA and other safety training, and report any accidents or incidents accurately. Flexibility is key, as the position may require working outside standard hours, including evenings, weekends, and holidays. Job Requirements

  • High school diploma or equivalent
  • Valid driver’s license to operate a golf cart
  • Ability to work in all weather conditions
  • Ability to stand, walk, bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces
  • Ability to lift up to 25 pounds independently and 50 pounds with assistance
  • Flexibility to work evenings, weekends, and holidays
  • Ability to respond to emergency calls
  • Willingness to travel occasionally
  • Physical stamina to perform maintenance duties

Job Qualifications

  • High school diploma or equivalent
  • Prior experience in maintenance or related field preferred
  • Valid driver’s license to operate a golf cart on property
  • Ability to perform physical tasks including standing, walking, bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas
  • Capability to work in all weather conditions
  • Ability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance
  • Customer service skills
  • Knowledge of safety and risk management policies
  • Ability to work a flexible schedule including evenings, weekends, and holidays
  • Good communication skills

Job Duties

  • Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
  • Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas
  • Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process
  • Changes all locks in accordance with the property’s policy and ensure gates to all pool areas are working according to codes and safety standards
  • Distributes notices and communications to residents as necessary
  • Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
  • Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
