The Groundskeeper role at Woodruff Property Management Company plays a vital part in maintaining the aesthetic appeal and operational integrity of the communities under management. This full-time position requires a hardworking and dependable individual to uphold the cleanliness, safety, and general appearance of common areas, exteriors, vacant apartments, sidewalks, and parking areas. The Groundskeeper will independently perform general property maintenance tasks including pressure washing, painting, trash removal, and preparing vacant apartments for new tenants by clearing out trash and assisting with make-ready tasks. The ideal candidate must demonstrate flexibility, strong work ethic, and excellent teamwork and customer service skills. Due to the essential nature of the role, the Groundskeeper will be available for weekend shifts, holidays, and emergency after-hours support when needed. Moreover, the role involves working outdoors under various weather conditions and handling physical demands such as lifting up to 50 lbs and continuous bending, stooping, and kneeling.

Job Requirements
- Must have 1+ year of experience as a groundskeeper or porter
- Basic knowledge of property maintenance including painting, pressure washing, and trash pick-up
- Ability to work weekends, holidays, and after-hours for emergencies
- Must demonstrate dependability and a strong work ethic
- Reliable transportation is required
- Must pass a criminal background check and drug screening
- Valid driver’s license with a clear motor vehicle record
- Ability to work at other properties as needed
Job Qualifications
- 1+ year of experience as a groundskeeper or porter
- Basic property maintenance skills such as painting, pressure washing, trash pick-up
- Strong customer service and teamwork skills
- Flexibility to work weekends, holidays, and be available for after-hours emergencies
- Dependability and strong work ethic
- Reliable transportation to support property needs
Job Duties
- Maintain community grounds, amenities, and parking areas to ensure a clean and attractive appearance
- Prepare vacant apartments for move-in by clearing out trash and assisting with make-ready tasks
- Perform general property maintenance, including pressure washing, painting, and trash removal
- Assist with light emergency maintenance as needed
- Work independently while following community standards for cleanliness and upkeep
- Support the maintenance team with additional tasks when necessary
