Job Description

Hines is a globally recognized real estate investment, development, and property management firm with a legacy that spans over six decades. Founded by Gerald D. Hines in 1957, the company has grown to operate in 28 countries, managing a diverse and high-performing portfolio valued at over $92 billion. Their portfolio includes a variety of property types such as residential, logistics, retail, office, and mixed-use developments, collectively encompassing more than 225 million square feet of real estate worldwide. Hines is committed to sustainability, targeting a net zero carbon footprint by 2040 without the use of offsets. The firm has garnered industry acclaim, reflected in its inclusion on Fast Company's prestigious list of the World's Most Innovative Companies for 2024, as well as being recognized as one of U.S. News & World Report's Best Companies to Work For in 2024.

At Hines, their foundation is built on innovation, excellence, and a people-centric approach that fuels their global success. This ethos extends deep into their corporate culture, emphasizing continuous growth, inclusive environments, and the well-being of over 5,000 employees. The company fosters an environment where employees are encouraged to develop their skills through comprehensive training and competitive compensation packages, including robust benefits and generous vacation policies. Hines also maintains a strong community presence by actively participating in various industry and local organizations, underscoring their commitment to enhancing cities and pioneering sustainable real estate practices.

The role of General Manager at Hines is pivotal in ensuring the smooth and effective day-to-day operations of properties within their portfolio. This position involves a unique blend of real estate expertise and hospitality management, requiring a leader who can elevate client experiences while managing operational efficiency. A General Manager at Hines is responsible for cultivating a hospitality-centric culture that welcomes, connects, and inspires tenants and visitors alike.

Key responsibilities include leading and mentoring a cross-functional team, including third-party service providers, to consistently deliver the highest standards of hospitality. The General Manager plays a crucial role in talent acquisition by applying hospitality hiring practices that prioritize a people-first philosophy. Event programming aimed at fostering a strong community atmosphere is another important aspect of this role, as is ensuring that all property engagement and services align with Hines’ established service level standards.

On the operational side, the General Manager manages all fiscal aspects of the property, holds full profit and loss (P&L) responsibility, negotiates contracts, and oversees services related to property maintenance and physical operations. This individual collaborates closely with asset managers and owners to develop comprehensive marketing and leasing strategies geared toward both current and prospective tenants. A deep understanding of building mechanical systems is essential, working alongside Chief Engineers on stationary engineering projects and maintenance to ensure the property remains in top condition.

Safety leadership is a critical component of the role, including directing emergency procedures such as the development and execution of emergency plans, equipment monitoring, and leading evacuations or bomb searches as necessary. Acting as a fire/life safety director in collaboration with emergency response teams ensures a secure environment for all stakeholders.

This position demands a high level of emotional intelligence, creativity, and organizational skill. It requires an individual capable of maintaining professionalism under pressure while steering a dynamic, multi-layered team toward continuous improvement and excellence. The General Manager role at Hines represents an exceptional opportunity for a seasoned professional passionate about real estate and hospitality to contribute meaningfully to a forward-thinking, globally respected organization.
