Job Requirements

  • Associate degree certificate of completion from a trade school and/or three or more years of related experience and/or training or equivalent combination of education and experience
  • minimum of 1 year of progressive operations and management experience
  • minimum of 1 year of supervisory experience
  • proficiency in Microsoft Word and Excel
  • training and experience in multiple regulatory programs including HUD and Tax Credit programs
  • knowledge of residential property management building systems and housing quality standards
  • strong organizational skills

Job Duties

  • Manage operations of the building including supervision of assistant manager and maintenance staff
  • ensure adherence to TNDC policies and timely response to resident requests
  • supervise and schedule routine and preventive maintenance and custodial work
  • develop and maintain emergency plans and complete incident reports
  • participate in community and departmental meetings and regulatory inspections
  • maintain high occupancy and ensure leasing compliance with TNDC standards
  • actively market units and manage waiting list protocols
  • review rental applications and conduct unit tours and applicant interviews
  • conduct property inspections and ensure timely completion of work orders and unit turnovers
  • adhere to accounting and reporting procedures and participate in building budget planning
  • monitor financial condition and manage delinquent accounts
  • collect rents and ensure accurate transaction processing
  • exercise good judgment and maintain positive tenant relations
  • perform unit inspections and follow up on maintenance charge-backs
  • ensure compliance with Fair Housing laws and regulatory requirements
  • process and maintain accurate resident files
  • ensure HUD, Tax Credit, and MOH program compliance
  • apply property rules consistently and manage resident evictions
