The role of Facility Maintenance Manager at US Foods is a critical leadership position responsible for overseeing the entire scope of facility operations within a distribution center. This includes managing building, grounds, sanitation, refrigeration systems, power industrial equipment, and security maintenance teams. The manager ensures that all maintenance activities comply with safety regulations and company Preferred Work Methods, fostering a culture where injury-free operations are the highest priority. This position involves close collaboration with quality assurance, food safety, transportation, and warehouse teams to maintain cold chain integrity and support high-volume distribution activities.
As a Facility Maintenance Manager, you will lead and direct maintenance and sanitation staff, manage capital projects, vendor relationships, and asset inventory, while ensuring compliance with regulatory standards such as OSHA, EPA, USDA, and FDA. The role demands strong leadership, effective communication, and the ability to manage multiple priorities within a deadline-driven environment. This position requires a flexible schedule, including the ability to work nights, weekends, and be on-call to support 24/7 operations. Job Requirements
- 5 years of facilities management experience
- 3 years working with refrigeration systems within cold chain distribution
- Proven leadership experience managing maintenance teams, budgets, and vendor contracts
- Strong understanding of OSHA, EPA, USDA, FDA, GMP, and other regulatory compliance requirements
- Proficiency with CMMS and basic data analytics
- Ability to manage multiple projects simultaneously in a fast-paced, deadline-driven environment
- Excellent communication, negotiation, and problem-solving skills
- Ability to adapt to changing organizational and operational needs
- Proficiency in Microsoft Office Suite
- Demonstrated knowledge of DOT, Hazmat, and OSHA regulations
- Working knowledge of ammonia and Freon systems
- Working knowledge of environmental regulations, legislation and governing bodies
- Working knowledge of building, life/safety, and fire protection standards and codes
- Valid driver’s license with good motor vehicle record and ability to travel between sites if required
Job Qualifications
- Bachelor’s degree in Facility Operations, Engineering, Construction, or related field, or equivalent relevant work experience
- Minimum 5 years of facilities management experience
- Minimum 3 years working with refrigeration systems within cold chain distribution
- Proven leadership experience managing maintenance teams, budgets, and vendor contracts
- Strong understanding of OSHA, EPA, USDA, FDA, GMP, and other regulatory compliance requirements
- Proficiency with Computerized Maintenance Management Systems (CMMS) and basic data analytics
- Ability to manage multiple projects simultaneously in a fast-paced environment
- Excellent communication, negotiation, and problem-solving skills
- Ability to adapt to changing organizational and operational needs
- Proficiency in Microsoft Office Suite
- Knowledge of DOT, Hazmat, and OSHA regulations
- Working knowledge of ammonia and Freon systems
- Knowledge of environmental regulations and building, safety, and fire protection codes
Job Duties
- Direct and monitor associates responsible for building, grounds, sanitation, refrigeration systems, power industrial equipment, and security maintenance using tracking software and preventative maintenance schedules
- Ensure adherence to Preferred Work Methods and foster a safety-first culture prioritizing injury-free operations
- Oversee the operation, monitoring, and maintenance of refrigeration systems to ensure temperature control standards for perishable products
- Partner with Quality Assurance and Food Safety to maintain cold chain integrity and respond to temperature excursions
- Manage, assign, and oversee facility operations activities and capital projects ensuring timely, high-quality completion
- Lead safety culture initiatives ensuring all associates remain injury free
- Recruit, train, coach, and evaluate staff performance, administer discipline, maintain strong associate relations, and manage labor hours and schedules
- Establish and maintain relationships with third-party vendors ensuring compliance and managing contracts
- Oversee selection, purchase, utilization, and inventory control of company assets and monitor equipment life cycles
- Partner with QA and sanitation teams to ensure compliance with food safety regulations and maintain facility cleanliness
- Ensure company vehicles are properly maintained and compliance documentation is up to date
- Work with drivers to operate specialized equipment and manage vehicle repairs
- Ensure compliance with local, state, and federal regulations and conduct internal audits
- Partner with Safety Department for training, accident investigations, emergency planning, and crisis management
- Coordinate with warehouse and transportation teams to support high-volume receiving, storage, and shipping activities
- Perform other duties as assigned by manager
