Job Requirements

  • ba or bs degree or equivalent experience
  • 3-5 plus years facilities management experience
  • two years of supervisory experience
  • knowledge of osha and epa regulations
  • strong technical skills including blueprint reading and facility management software
  • mechanical experience with central plants and hvac systems
  • experience managing union trades and third-party providers
  • local residency with reasonable commute
  • availability for 24/7 emergency response
  • ability to participate in manager-on-duty rotations including evenings and weekends

Job Qualifications

  • ba or bs degree or equivalent experience
  • 3-5 plus years of facilities management experience especially in retail, commercial, hospitality, or food and beverage settings
  • professional designations from BOMA, IFM, or IREM preferred
  • two years of supervisory experience
  • knowledge of OSHA, EPA and other regulatory requirements
  • technical skills including blueprint and construction document interpretation
  • familiarity with facility management platforms such as CAD and Bluebeam
  • experience with technology solutions including cloud-based applications
  • mechanical experience with central plants, chillers, boilers and HVAC components
  • knowledge of vertical transportation operations like elevators and escalators
  • knowledge of building electrical systems including metering and transformers
  • experience with automated building and energy management systems
  • understanding of mechanical, electrical, plumbing, HVAC, fire protection and ADA codes
  • strong process management and organizational skills
  • ability to develop and manage teams
  • experience managing union workers and third-party providers
  • background in sustainability and energy management
  • exceptional customer service skills
  • budgeting and financial analysis experience
  • ability to interpret leases and legal agreements

Job Duties

  • direct day-to-day facility operations including budgeting and expense control
  • manage preventative maintenance program and building components such as HVAC, plumbing, fire/life safety, and electrical systems
  • oversee contracts and relationships with external engineering service providers
  • provide leadership, supervision, training, coaching, and performance evaluations for engineering and maintenance team
  • lead and supervise capital projects from planning through execution
  • develop and execute 5-year capital maintenance plans
  • support construction activities in coordination with corporate development
  • manage preventative maintenance records and logs
  • implement and monitor preventative maintenance program to maximize equipment life and efficiency
  • utilize facilities operational platforms like CMMS and BMS for efficient management
  • oversee operation and optimization of central HVAC plant
  • attend asset meetings to stay informed on tenant design and construction
  • manage on-site equipment and asset inventory
  • handle project management, financials, vendor management, sustainability, safety compliance, and central plant operations
  • uphold Signature Style standards related to operational excellence
  • maintain responsive communication with tenants concerning inquiries and fire/life safety compliance
  • coordinate onsite logistics including access, deliveries, and screening
  • support tenant construction for timely property delivery
  • participate in manager-on-duty rotation including some evenings and weekends
  • conduct off-hours property inspections
  • be available onsite 24/7 for emergency response
  • attend weekly staff meetings and training sessions
  • perform other duties as assigned
