As a Facilities Tech / Porter at Silver Tree Residential, you will be an essential part of a team that prioritizes excellence and quality in property maintenance and resident services. Located in Bronx, NY, this role demands a dependable and detail-oriented individual who supports our high standards in community upkeep. The Facilities Tech / Porter is primarily responsible for carrying out various cleaning and maintenance tasks under the supervision of the Community Director and Facilities Director. This full-time position plays a pivotal role in ensuring that public areas, facilities, and common spaces are clean, safe, and well-maintained, thereby contributing to an inviting atmosphere for residents and visitors alike.
The position requires everyday attention to detail and a commitment to continuous improvement of technical skills. Key responsibilities include regular cleaning of hallways, stairways, laundry rooms, and entryways, ensuring they are kept free of trash and debris, as well as maintaining light fixtures, mailboxes, and common area walls. The role occasionally involves pool maintenance and support during the apartment make-ready process for new residents. Reporting any property damage, safety concerns, or suspicious activities is also a critical part of this job. The ideal candidate should be comfortable performing physically demanding tasks such as walking across the property and climbing stairs consistently throughout the workday.

Job Requirements
- High school diploma or equivalent
- Minimum of 3 years janitorial experience
- Physical capability to walk property and climb stairs regularly
- Ability to perform various physical tasks
- Reliability and punctuality
- Willingness to follow safety and company policies
- Maintenance experience is a plus

Job Duties
- Sweep and vacuum all public areas, stairways, halls, laundry rooms, building entrances, and trash rooms daily
- Wet mop and vacuum public building areas three to four times weekly according to usage
- Dust and clean washers and dryers in laundry rooms weekly, removing empty soap boxes and trash daily
- Dust all light fixtures weekly and clean monthly, replacing light bulbs as needed
- Clean mailbox fronts, walls, and trash room walls monthly, scrubbing trash door areas
- Clean, treat, and service pool per supervisor's schedule
- Collect trash in grounds and common areas daily or as needed
- Report and replace missing light bulbs, damage, vandalism, and unusual conditions in writing to supervisor
- Assist Directors with maintenance and capital improvement activities
- Perform routine preventative maintenance on equipment as directed
- Promptly and efficiently satisfy work orders
- Assist in make-ready process for vacant apartments
- Adhere to all company policies including safety practices
