The role of the Community Sparkle Coordinator is essential to preserving the high standards that Book & Ladder sets for its properties. This position is responsible for ensuring that every community is maintained in impeccable condition, consistently exceeding expectations in cleanliness, safety, and aesthetic appeal. The Community Sparkle Coordinator acts as the frontline ambassador of the company’s Mission and Guest Experience, fostering an environment that residents can take pride in and feel comfortable calling home. The coordinator’s responsibilities extend beyond routine maintenance tasks to include emergency response, guest service excellence, and collaborative teamwork with facility and management staff.

This is a hands-on role that requires a proactive approach to community care, with duties ranging from light repairs and maintenance to comprehensive inspections of common areas, clubhouses, and individual apartments ahead of move-in. The coordinator also plays a crucial role in upholding safety standards by identifying potential hazards and working closely with the Facilities Manager and General Manager to resolve issues efficiently. Through adherence to the Community Sparkle guidelines and Book & Ladder’s operational standards, this position supports the company’s vision of delivering an outstanding living environment.

Job Duties

  • Ensure the community maintains an exceptional appeal by following The Community Sparkle guidelines
  • Maintain a safe, sparkling, and sanitary community including clubhouse, office, model unit, common areas, parking lot, building stairwells and entrances
  • Oversee and assist with light general community repairs and maintenance such as replacing light fixtures or unclogging pipes
  • Oversee and assist with ensuring the community is free of trash, debris, and animal waste
  • Ensure all apartments meet the Book & Ladder standard for new guests ahead of move-in
  • Respond to emergencies in an appropriate and timely manner
  • Examine community for safety hazards and report problems to the Facilities Manager or appropriate team member
  • Oversee and assist with annual apartment turnovers
  • Be a champion of exemplary guest service and teamwork
  • Ensure understanding of all Book and Ladder policies, procedures, and expectations
  • Ensure the Guest Experience is being exceeded and satisfaction is met
