Job Requirements
- Two years of experience as an engineering supervisor in the residential/apartment industry
- HVAC certification
- General residential maintenance skills including A/C, carpentry, plumbing, electrical, appliance repair, electronics, drywall installation, and finishing
- Ability to lift, push, or pull 50 pounds frequently
- Ability to climb ladders at high levels for maintenance and exterior A/C repairs
- Requires manual dexterity with hand/finger coordination
- Ability to occasionally lift or move up to 125 pounds
- Ability to walk for long periods and climb stairs in various weather conditions

Job Duties
- Supervise maintenance team
- Serve as company representative with vendors, contractors, and temporary staff
- Coordinate, arrange, and supervise completion of corrective and preventive maintenance
- Inspect and test equipment and furnishings to ensure safety and operability
- Arrange replacement components or notify management of replacement needs
- Develop, implement, and maintain maintenance records and inventory
- Organize, lead, and coordinate projects from initiation to completion
- Conduct morning meetings with maintenance staff to ensure productivity
- Maintain inventory to ensure availability of materials, supplies, and equipment
- Perform monthly property safety inspections
- Assist with state audits
- Perform and oversee preventative maintenance programs and submit reports
- Provide superior customer service and professionally represent the company
- Maintain a clean and safe environment and report unsafe conditions
- Partner with external vendors and contractors on special projects
- Ensure high safety standards are developed and met within the department
