SmartStop is currently seeking a District Manager for Third Party Property Management to join their innovative and dynamic team in Sacramento, California. This full-time position offers a competitive salary range of $73,000 to $75,000, depending on experience, with an annual discretionary bonus incentive. The District Manager role is vital to the company's strategic operations, providing oversight and guidance for a portfolio of self-storage properties managed on behalf of individual owners. This position acts as the primary liaison among property owners, onsite management teams, and corporate partners, ensuring that all parties align on performance goals and ownership objectives while complementing daily operational activities.
In this role, the District Manager will have a significant impact on the success and growth of the properties managed under third-party agreements. Responsibilities include monitoring financial performance indicators such as occupancy, revenue, and expenses, partnering with property owners and operators on business planning and budgeting, and hiring and training site staff to meet the company’s high standards. The District Manager will also coordinate communication and reporting between owners and management teams, oversee compliance with governance policies including auction procedures, and escalate issues to senior leadership as necessary. This role demands excellent leadership, communication, and organizational skills, along with the ability to conceptualize long-term business goals and execute orderly strategies for achievement.

Job Duties
- serves as the primary point of contact for property owners, maintaining strong relationships and supporting informed operational and financial decision-making
- provides oversight of third-party managed self-storage facilities to ensure alignment with ownership goals, management agreements, and company standards
- reviews and monitors property performance, including occupancy, revenue, expenses, and overall financial results
- partners with property owners and third-party operators to evaluate business plans, budgets, and forecasts
- supports the hiring and scheduling of site staff including coordination of initial and ongoing training
- ensures timely communication and coordination related to owner requests, reporting requirements, and strategic initiatives
- supports the onboarding of properties in conjunction with corporate onboarding team
- reviews and approves invoices, proposals, and contracts in accordance with owner authorizations and management agreements
- coordinates with internal departments and external vendors as needed to support property performance
- oversees incident reporting and escalates issues appropriately to ownership and senior leadership
- responsible for oversight of auction procedures and adherence to local laws and regulations
- prepares and delivers periodic reports to ownership and internal leadership, including performance summaries and variance explanations
- performs other related duties as assigned
