The role of Property Manager at W Residences Boston is a full-time, management-level position dedicated to overseeing all facets of luxury condominium facility management. With a competitive annual salary range of $164,000 to $248,850, inclusive of bonus eligibility and a stock package, this role commands a high degree of responsibility and strategic oversight. The Property Manager implements high standards in life safety, loss prevention, and privacy protection, ensuring that all operational facets comply with the brand’s discerning standards. The manager operates within the residence’s budget while providing timely financial performance reports and projections to the Board of Directors. This role requires managing several departments within the building, including physical plant operations, with a focus on protecting and enhancing the property's investment value through superior maintenance and care.
The candidate will collaborate closely with association shared services directors in areas such as Loss Prevention, Human Resources, Accounting, and Housekeeping to drive property-wide strategies that not only meet but exceed brand and resident expectations. Leading the operations team involves conducting regular walkthroughs, reviewing owner engagement surveys, and establishing sustainable work processes aligned with the property’s strategic goals. A crucial part of the role is creating an owner-focused atmosphere in all common areas, championing the service vision, and maintaining open communication channels with owners, board members, and staff. Job Requirements
- 2-year degree from an accredited university in Business Administration, Hotel and Property Management, or related major
- 4 years’ experience in guest services, front desk, housekeeping, sales and marketing, or management operations
- Management license for Condominiums, as applicable
- OR 4-year bachelor’s degree in Business Administration, Hotel and Property Management, or related major
- 2 years’ experience in guest services, front desk, housekeeping, sales and marketing, or management operations
- Previous association management experience preferred
- Proven ability to lead and manage teams effectively
- Strong financial management skills
- Ability to develop operational strategies and execute them within budget
- Excellent communication skills
- Commitment to high standards of safety, privacy, and quality service
Job Qualifications
- 2-year degree from an accredited university in Business Administration, Hotel and Property Management, or related major with 4 years’ professional experience
- Management license for Condominiums, as applicable
- OR 4-year bachelor’s degree in Business Administration, Hotel and Property Management, or related major with 2 years’ professional experience
- Previous Association management experience is preferred
- Proven leadership abilities in managing property operations and teams
- Strong financial acumen including budgeting and financial reporting
- Excellent communication and interpersonal skills
- Ability to develop and execute strategic plans
- Knowledge of life-safety, loss-prevention, and privacy protection standards
- Experience in luxury residential or hospitality environments
Job Duties
- Work with the Guidance team to develop and execute an operational strategy aligned with the brand’s business strategy
- Review owner engagement surveys and prepare yearly action plans based on guest satisfaction and other data
- Adhere to the four pillars of Operational excellence: Owner and employee engagement, financial excellence, and Property Management
- Evaluate if the Operations Team meets service needs and provide feedback
- Participate in regular public space walkthroughs to ensure maintenance standards and preventative care
- Manage luxury condominium facilities and coordinate all departments including physical plant maintenance
- Serve as a liaison to Association shared services Directors such as Loss Prevention, Human Resources, Accounting, and Housekeeping
- Identify and correct building and service defects to enhance property value
- Implement high standards for life safety, loss prevention, unit owner identity, and privacy protection
- Maintain complete inventory of unit owners’ information, parking and storage spaces, association dues, and other relevant property data
- Manage financial performance by preparing budgets and providing timely reports to the Board
- Lead and develop the operations team with training and performance evaluations
- Establish and maintain strong relationships with owners and Board of Directors
- Address owner complaints promptly and ensure guest satisfaction
- Facilitate human resources activities including fair treatment of staff, communication, and conflict resolution
- Champion change management and business initiatives within the property
- Promote a service-focused culture that aligns with the W Hotels’ brand vision
