The role of Director of Plant Operations at Timber Ridge is both challenging and rewarding, focusing on maintaining the safety, functionality, and aesthetic appeal of this unique community. This full-time, Monday through Friday day-shift position offers a competitive salary range of $135,000 to $145,000, reflecting the importance of this role in ensuring the smooth operation and well-being of the facility. The Director of Plant Operations is tasked with overseeing all maintenance and security functions, ensuring that every aspect of the community's physical environment meets federal, state, and local regulations and exceeds quality standards.
The individual in this position plays a vital role in protecting the well-being of residents and team members by managing and directing the upkeep of the buildings, grounds, mechanical and electrical systems, heating and cooling infrastructure, and life safety protocols. This leader will conduct thorough facility inspections, manage capital projects, and coordinate preventive maintenance schedules, ensuring operational efficiency and safety. They will also be responsible for maintaining compliance with permits and licenses, liaising with city, county, and state officials to facilitate inspections and address any regulatory requirements.
Additionally, the Director of Plant Operations will be deeply involved in team management, including recruiting, training, scheduling, and evaluating staff performance. This person will lead special projects as needed and provide professional development opportunities to nurture growth within the team. Understanding budgeting and capital expenditure spreadsheets is also essential to allocate resources effectively and maintain financial profitability for the community.
This position demands a high level of technical skill and experience, particularly in managing multi-stage boiler systems, 4-pipe HVAC systems, fire alarm operations, and life safety codes. The Director will also coordinate move-ins and move-outs in partnership with the Sales team, demonstrating a collaborative approach across departments. Job Requirements
- High school diploma or equivalent
- 3-5+ years of plant operations, maintenance, or engineering experience
- Proven leadership and team management skills
- Strong technical knowledge of building systems
- Familiarity with OSHA, EPA and life safety codes
- Excellent communication and computer skills
- Ability to manage multiple projects simultaneously
- Willingness to comply with regulatory inspections and standards
- Availability to work Monday-Friday during day shift
Job Qualifications
- High school diploma or equivalent required
- Bachelor's degree in engineering or facility management preferred
- 3-5+ years experience in plant operations, maintenance, or engineering
- Preferably with senior living, healthcare, or hospitality experience
- Proven experience managing maintenance teams and vendors
- Deep knowledge of building systems including HVAC, electrical, plumbing and safety systems
- Knowledge of OSHA, EPA, life safety codes and state regulations related to senior housing
- Excellent communication skills
- Basic computer proficiency including MS Office and maintenance software
- Potential need for Certified Pool Operator (CPO) license
- Certified Maintenance Manager (CMM) or Certified Facility Manager (CFM) preferred
Job Duties
- Direct and oversee functionality and safety of facility including physical buildings and systems
- Conduct facility inspections and direct construction, installation, maintenance, and repair of systems
- Assign, verify and document completion of routine maintenance and repairs
- Communicate with city, county, and state officials to maintain permits and licenses and ensure compliance
- Assist in execution of capital projects and property rehabilitations
- Monitor and develop team member performance including supervision, scheduling, counseling, evaluations, and professional development
- Recruit, interview, and train team members
- Lead special projects as needed
- Understand budgeting and capital expenditure spreadsheets
- Coordinate annual inspections by city, state and federal authorities
- Conduct tornado and fire drills
- Manage fire alarm panel operations and functions
- Apply knowledge of life safety codes
- Coordinate move-ins and move-outs in partnership with Sales team
- Manage multiple capital O&M projects simultaneously
