  • willingness to perform occasional physical tasks related to property upkeep

Job Duties

  • Open front entry door and warmly greet residents and guests upon entry and exit
  • respond to requests, questions and other needs appropriately and in a friendly professional manner
  • document all issues and copy Property Manager or Assistant Property Manager
  • interact with residents to schedule maintenance or other services such as deliveries and dry cleaning
  • make regular building rounds and report any inefficiency to maintenance and copy Property Manager
  • become knowledgeable of the building rules and regulations
  • work closely with maintenance and vendors
  • maintain a cordial and respectful relationship with the residents, visitors, contractors, vendors and fellow employees
  • monitor the traffic at the Porte-cochère (front entry driveway) and the fire lane
  • demonstrate integrity when handling building security and access codes
  • assist with elevator access when appropriate
  • clear front entry, covered driveway, basement elevator area, and pool deck of leaves and pine needles using blower
  • take trash chute barrels to dumpster
  • pick up trash on the grounds
  • collect recycling from each floor and deposit to recycling container
  • water plants in the lobby, covered driveway area, basement area, cabana porches, and pool areas
  • clear ceilings and lights of the parking barrels, covered driveway, basement elevator area, and loggia of cobwebs or other insect remnants
  • empty sump pump collection barrels
  • clean front entry doors and lobby windows
  • clean laundry room and dryer vent on outside wall
  • mop lobby floor
  • sweep stairwells
  • clean elevator tracks
  • make sure pool water is at the proper level, clean pool skimmers, check pool pump
  • empty pool trash containers
  • change smoke detector batteries quarterly
  • maintain awareness of surroundings and suspicious persons
  • maintain secure storage and control of all keys issued and under concierge responsibility
  • maintain records and logs of package deliveries and Rx deliveries
  • respond to email communications and answer inquiries
  • maintain a positive attendance record, which includes regular and predictable attendance and work/break schedule
