Job Requirements
- Ability to lift and carry up to 50 pounds on a regular basis
- Frequently stands, walks, climbs ladders, and navigates stairs during inspections and maintenance supervision
- Able to bend, kneel, crouch, and operate hand tools safely and effectively
- Clear vision and hearing for safety inspections and monitoring equipment
- Comfortable working outdoors in various weather conditions
- Must have at least 3 to 5 years of experience in property maintenance
- Must hold EPA 608 Certification and Certified Pool Operator (CPO) certification
- Must possess a valid driver's license
- Must be eligible to work in the United States
Job Qualifications
- 3 to 5+ years of progressive experience in property maintenance, with at least one year in a supervisory role
- High school diploma or equivalent required
- degree in facilities management or a related field preferred
- Technical proficiency in HVAC, plumbing, electrical systems, and pool operations
- EPA 608 Certification required (Universal preferred)
- Certified Pool Operator (CPO) required
- OSHA certification preferred
- Experience with Yardi or similar maintenance management software
- Strong leadership, communication, organization, and problem-solving skills
- Valid driver’s license and eligibility to work in the United States
Job Duties
- Supervises maintenance technicians and porters, providing direction and ensuring timely completion of tasks
- reviews, assigns, and prioritizes work orders, unit turns, and preventive maintenance schedules
- diagnoses and resolves maintenance issues across HVAC, plumbing, electrical, carpentry, and appliance systems
- oversees procurement of maintenance supplies and manages vendor relationships to control costs and improve service
- conducts regular property inspections and ensures compliance with pool/spa water quality regulations, OSHA standards, and company safety protocols
- maintains accurate maintenance records and reports
- coordinates emergency repairs and ensures resident safety at all times
