Job Requirements

  • Ability to lift and carry up to 50 pounds on a regular basis
  • Frequently stands, walks, climbs ladders, and navigates stairs during inspections and maintenance supervision
  • Able to bend, kneel, crouch, and operate hand tools safely and effectively
  • Clear vision and hearing for safety inspections and monitoring equipment
  • Comfortable working outdoors in various weather conditions
  • Must have at least 3 to 5 years of experience in property maintenance
  • Must hold EPA 608 Certification and Certified Pool Operator (CPO) certification
  • Must possess a valid driver's license
  • Must be eligible to work in the United States

Job Qualifications

  • 3 to 5+ years of progressive experience in property maintenance, with at least one year in a supervisory role
  • High school diploma or equivalent required
  • degree in facilities management or a related field preferred
  • Technical proficiency in HVAC, plumbing, electrical systems, and pool operations
  • EPA 608 Certification required (Universal preferred)
  • Certified Pool Operator (CPO) required
  • OSHA certification preferred
  • Experience with Yardi or similar maintenance management software
  • Strong leadership, communication, organization, and problem-solving skills
  • Valid driver’s license and eligibility to work in the United States

Job Duties

  • Supervises maintenance technicians and porters, providing direction and ensuring timely completion of tasks
  • reviews, assigns, and prioritizes work orders, unit turns, and preventive maintenance schedules
  • diagnoses and resolves maintenance issues across HVAC, plumbing, electrical, carpentry, and appliance systems
  • oversees procurement of maintenance supplies and manages vendor relationships to control costs and improve service
  • conducts regular property inspections and ensures compliance with pool/spa water quality regulations, OSHA standards, and company safety protocols
  • maintains accurate maintenance records and reports
  • coordinates emergency repairs and ensures resident safety at all times
