The role of General Manager at Spacious Skies Campgrounds is a critical leadership position designed for a polished hospitality professional who excels at managing multifaceted property operations with precision and heart. This full-time, year-round or seasonal role demands an individual who is a full P&L owner, team builder, and brand ambassador. The General Manager oversees every dimension of the campground's success, including guest satisfaction, team culture, financial performance, and facility standards, ensuring that the brand’s high expectations are consistently met.

Living on-site is an essential part of the role, with the position offering a cozy and private residence with utilities covered. This pet-friendly housing arrangement facilitates availability and responsiveness, allowing the manager to operate at the demanding level required. The General Manager serves as the face of Spacious Skies within the local community and acts as the first responder to resolve any challenges that arise, all while driving forward the campground's growth and reputation.

Responsibilities span all aspects of campground operations, including guest services, maintenance, housekeeping, retail, and programming. The General Manager is charged with hiring and developing a team that reflects the company’s values and commitment to guest experience. Financial stewardship is paramount, requiring close management of budgets, revenue, and operating costs to meet net operating income targets. Ensuring property cleanliness, safety, and pride of place is a daily priority.

In addition to managing on-site operations, the General Manager represents Spacious Skies in the wider community by building local partnerships that foster awareness and growth. Collaboration with the corporate headquarters on pricing strategies, marketing initiatives, and brand programming is also a key part of the role. The manager must be prepared to handle after-hours emergencies with calm and confidence while ensuring compliance with all safety and regulatory requirements. Job Requirements

  • 3–5 years of progressive leadership experience in hospitality, property management, tourism, parks & recreation, or a related guest-services field
  • Proven ability to manage budgets and revenue
  • Experience hiring and developing teams
  • Strong communication skills
  • Comfort with technology including reservation and POS platforms
  • Willingness to work non-traditional hours including evenings, weekends, and holidays
  • Valid driver's license
  • Ability to lift up to 50 lbs
  • CPO certification or willingness to obtain
  • Genuine enthusiasm for the outdoors

Job Qualifications

  • Comfort with technology including reservation and POS platforms, Microsoft Office, and basic digital tools
  • Willingness to work non-traditional hours during peak seasons including evenings, weekends, and holidays
  • Valid driver's license
  • Ability to lift up to 50 lbs
  • Genuine enthusiasm for the outdoors

Job Duties

  • Lead all campground operations end-to-end including guest services, maintenance, housekeeping, retail, and programming
  • Hire, develop, and retain a motivated, high-performing team that reflects the values of the brand
  • Drive financial results by managing the operating budget, monitoring revenue, controlling costs, and delivering on NOI targets
  • Own the guest experience from first impression to final checkout, resolving concerns and creating memorable moments
  • Maintain the physical property to a high standard ensuring cleanliness, safety, and pride
  • Represent Spacious Skies in the surrounding community, building local relationships
  • Collaborate with HQ on pricing strategies, marketing initiatives, and brand programs
  • Serve as the on-call leader for after-hours needs and unexpected situations responding with calm, judgment, and confidence
  • Ensure compliance with all local, state, and company safety and regulatory requirements
