The Building Engineer role is a critical position supporting the Property Operations Team by ensuring the maintenance, safety, and operational efficiency of the company’s facilities. This full-time role encompasses hands-on building maintenance tasks including the completion of work orders, preventive maintenance, emergency repairs, and participation in various projects aimed at optimizing building systems. The Building Engineer is also actively involved in budgeting processes, assisting in the preparation of annual operating and capital expenditure budgets to maintain financial stewardship. Working closely with property management, the individual will oversee the upkeep of key infrastructure elements such as heating, ventilation, air conditioning (HVAC), plumbing, electrical systems, lighting, and utilities. Ensuring fire and life safety standards are meticulously maintained, the Building Engineer plays a vital role in responding to after-hours emergencies on a rotating basis, thus guaranteeing tenant safety and operational continuity.

Furthermore, the position requires strong tenant support skills where the Building Engineer collaborates with property managers to uphold a welcoming and functional environment for tenants and guests. This includes managing tenant work orders efficiently, coordinating with staff, and providing technical expertise to resolve maintenance challenges. Budget considerations and repair assessments are part of daily responsibilities, requiring communication and coordination with external contractors for inspections and proposals. The role also emphasizes meticulous record-keeping utilizing systems such as MRI/Angus Work Order software to document preventive maintenance actions, equipment repairs, inventory control, and safety compliance including maintaining Material Safety Data Sheets (MSDS). Candidates will need a high school diploma or equivalent and preferably three to five years of experience in Class A mid-rise property maintenance. Certifications such as HVAC EPA and Maintenance Electrician license are advantageous, alongside SMA-SMT training and certification. A core knowledge of plumbing, electrical, and HVAC systems is essential, as well as a proficiency in basic hand tools and a strong understanding of workplace safety. Job Duties

  • Oversee the physical condition of the complex ensuring safety and functionality through routine inspections and maintenance of building operations including heating lighting HVAC plumbing electrical systems and utilities
  • Maintain fire and life safety standards respond to after-hours emergencies on a rotating basis ensure compliance with corporate policies and safety regulations
  • Collaborate with the Property Manager to maintain a welcoming and functional environment for tenants and guests
  • Manage tenant work orders coordinate with property management staff provide technical expertise to address maintenance issues
  • Support decision-making on repair feasibility and budget considerations facilitate external contractor proposals and inspections
  • Maintain accurate and accessible records through the MRI/Angus Work Order system documenting preventive maintenance equipment repairs utility cut-offs and part inventories
  • Estimate maintenance costs procure necessary materials and maintain up-to-date safety documentation including MSDS manuals
