The role of Assistant Property Manager at Colonial Estates in Springfield, MA, involves assisting the Property Manager in several crucial aspects of property management. This full-time, non-exempt role provides an hourly wage between $33.00 and $36.00, with compensation influenced by skills, experience, qualifications, and geographic location. The Assistant Property Manager supports fiscal planning, supervises staff, manages physical property aspects, collects rents, fosters resident relations, and directly oversees occupancy and the recertification process.

Key responsibilities include fostering positive and collaborative relationships with residents, communities, and associated agencies, enforcing company policies, and supervising departments such as maintenance, security, landscaping, and cleaning when necessary. The role requires assisting with contractor and vendor supervision, responding to inquiries, performing rent collections and resident outreach, managing inventory and maintenance purchases, conducting property inspections, maintaining service order logs, coordinating turnover schedules, and aiding in budget preparation and financial management. This role requires excellent supervisory skills, a strong work ethic, and proficiency in Microsoft Word, Excel, and Yardi software.

This position demands physical capabilities such as standing and walking for extended periods, lifting boxes, moving furniture, shoveling snow, conducting visual inspections of property grounds and building interiors, and climbing stairs for tours and inspections. Job Duties

  • Foster positive, active and collaborative relationships with residents, communities and associated agencies
  • Enforce and adhere to company policies, rules and regulations
  • Assist in supervising maintenance, security, landscaping, and cleaning departments as directed
  • Assist the Property Manager and Maintenance Supervisor with supervising contractors and vendors
  • Respond to telephone and on-site inquiries
  • Assist with rent collection efforts including reviewing or posting rent receipts and resident outreach
  • Assist in reviewing inventory and maintenance purchases
  • Conduct apartment and property inspections
  • Write service orders and maintain service order logs
  • Coordinate turnover schedules with maintenance supervisor and Property Manager
  • Assist Property Manager in budget preparation and financial management
