Job Requirements
- High school diploma or equivalent
- Up to one year of experience in a related field of building maintenance or construction or equivalent combination of training and experience
- Attendance at a technical training institute or program preferred
- Ability to operate hand and power tools safely
- Physical ability to perform maintenance and janitorial duties
- Must comply with company policies and safety regulations
- Ability to communicate effectively with team members and residents
- Regular and punctual attendance
- Willingness to perform a range of maintenance tasks
- Ability to follow instructions and work within budget and timeframes
- Basic problem-solving skills
- Valid driver’s license may be required

Job Duties
- Perform assigned maintenance duties and routine preventive maintenance
- Identify deficiencies and follow procedure for correcting problems
- Maintain tools, equipment and supplies in proper condition and notify supervisors for replacements
- Assist with refurbishment projects and repairs
- Install, finish, repair, paint, remove and dispose of drywall or other material
- Pick up and deliver supplies
- Operate maintenance equipment including hand and power tools, company vehicles, or snow blowers
- Provide data for maintenance reports as requested
- Perform electrical work such as repairing and replacing switches, receptacles, lights, and motors
- Perform minor plumbing repairs and installations
- Strip, seal, wax and buff floor surfaces and perform daily floor maintenance
- Clean and shampoo carpets
- Clean common areas including restrooms, elevators, offices, lounges and dust, sanitize and scrub
- Empty trash receptacles and deposit recyclable materials
- Respond to work orders timely and perform follow up calls
- Complete work within scheduled timeframe according to budget and priority
- Repair and maintain equipment in resident units and community
- Maintain emergency equipment for facility systems
- Monitor and repair flooring and roof ensuring roof is free of debris and excess materials
- Perform general plumbing tasks such as faucet replacement, plunging toilets, clearing drains
- Perform general electrical tasks including bulb replacement, ballast and fuse replacement, light switch and outlet replacement
- Change bulbs, HVAC filters and batteries
- Hang pictures, blinds and hardware
- Assemble and move furniture
- Perform minor carpentry work
- Maintain work areas clean and orderly to promote safety
- Utilize carpentry, electrical, mechanical, masonry and plumbing tools
- Perform painting tasks as assigned
- Maintain regular and punctual attendance at work and meetings
- Communicate effectively with team members, residents, contractors, vendors, suppliers and officials
- Attend in-service training workshops and meetings
- Comply with federal, state and local laws and company policies
- Conduct work tasks safely in compliance with safety program
- Provide effective and courteous service to residents, guests and co-workers
- Promote and protect residents’ rights
- Perform related essential duties as required
